During this stage, we'll have a personalized interview with you to determine your eligibility and understand your aspirations. With the information gathered, you will complete a comprehensive loan application, allowing your loan officer to tailor the best solution that meets your specific needs. Let's work together to make your homeownership journey a success!
With your loan application and necessary documents in hand, we'll forward your file to our experienced Processing department. Your file will be assigned to a senior loan processor who will perform a comprehensive review to ensure all required information is present. Our skilled processor will also prepare the initial loan disclosures and coordinate the appraisal if necessary. When the file passes their quality check, they'll move it to the next stage, underwriting. And the best part? You'll have the same loan processor by your side throughout the entire process for a seamless experience.
When the appraisal is ordered, we'll work with an Appraisal Management Company to assign a local appraiser to inspect your property. The appraiser will contact the designated point-of-contact to schedule a visit, during which they will take photographs, measure the square footage, and assess the property for any health and safety concerns. They'll also evaluate comparable properties in the area to determine the property's value. This crucial step will help us ensure a fair and accurate estimate of your property's worth.
The underwriting department plays a critical role in the mortgage process, as they are responsible for carefully evaluating all aspects of your loan file to determine your eligibility. They adhere to guidelines set forth by major agencies such as Fannie Mae, Freddie Mac, and HUD, as well as their own investors. Upon completing their thorough review, they'll issue a conditional approval, denial, or suspense. This stage is crucial to the success of your homeownership journey, and our team will be here to support you every step of the way.
With a conditional approval in hand, our team will work to fulfill any requests made by the underwriter. These conditions may come from a variety of sources, including the title company, escrow, appraiser, real estate agents, and more. We'll make sure all necessary conditions are met and then submit everything together for review. Our goal is to ensure a smooth and seamless process, so you can move one step closer to realizing your dream of homeownership.
When all conditions have been satisfied, the underwriter will clear your file for final loan documents. You and any co-borrowers will sign these documents in the presence of a notary, and they'll be returned to the lender for a final review. After all necessary items have been cleared, the loan will be set to fund and the title company will take over, recording the new loan with the county. Once the recording has been confirmed, your mortgage journey will officially come to a successful close. Congratulations on your new home!
